August residential sales outpaced 2025’s by close to 8%, resulting in a year-to-date increase in sales in Summit County of 4%, with average sold prices up 5%.
New construction sales account for about 21% of total sales, and if we remove new construction sales from both 2025 and 2026, county sales would be down 6%, and the average sold price would be down 3%. Most new construction sales are in the condominium market in both years. Condo sales are up 1%, with the average sold price up 26%!
Without new construction, condominium sales are down 16% this year, with prices up only 1%. Single-family home sales in the county are up 2%, while the average sold price is down 5%.
