Summit County Real Estate Market Update | July 2026

Summit County real estate sales are more than halfway through the year, typically with the bulk of the sales yet to come. Residential sales are now up 3%, with the average sold price up 5%, and the percentage of list-to-sold price is the same as last year at 97%.

There were many new construction sales throughout Summit County in both 2026 and 2025, with more in 2026. Interestingly, when the new construction sales are removed from the sales numbers for both years, sales in 2026 are down 10%, and the average sold price is down 6%.

The active inventory of listings, although about 5% higher at the end of July, has started to come down, with the first week of August looking like the peak for the year.
