September Statistics

 

 

Residential Sales: The chart above shows a great visual of sales by each resort town. Sales are generally flat or down countywide and down in Breckenridge, Frisco, Silverthorne, and Copper Mountain, while prices remain up except for Silverthorne.

Single Family Home Sales: One of the charts below shows home sales in the county and by town. The first thing to notice is that homes are pricey. Prices are up in all areas except for Keystone, and Dillon is only up 1%, so Dillon could be considered flat. Countywide sales are flat, with double-digit increases in Breckenridge, Frisco, and Dillon at +31%! Sales are down double digits in Silverthorne and Keystone.

Interestingly, 30 homes sold for $4,000,000 and more, and 29 sold for $1,000,000 or less.

Condominium Sales: Sales are down except for Keystone and Silverthorne, with Silverthorne’s sales being bolstered by new construction and project sales. Prices are not down except for Copper Mountain, with increases in the single-digit range in other towns except for Silverthorne’s +15% gain (again, new construction).

Interestingly, 74% of the condominiums sold had a sold price under $1,000,000, and 117 had a sold price of $1,000,000 or more.

September Luxury Statistics

 

The chart above presents the average sold price for properties that sold for over $2,000,000 and the number of sales over $2,000,000.

Below are two charts. One shows the number of $2,000,000 plus sales and the average sold price for over $2,000,000 by area within Summit County.

Currently, there is an 8-month supply of luxury properties for sale.

3rd Quarter Statistics

The Market: It is shifting to be flat. Compared to 2019, pre-COVID sales this year are down 27%, and from the COVID peak, sales are down 42%!
