

In November 2025, Summit County saw a small slowdown compared to last November. Total sales were down by about 6%, and the average sold price dropped by around 13%. Even with that dip, the year-to-date numbers are still strong: overall sales are up 9% for the year, and the average sold price is up 2%.
Looking at specific property types, single-family home sales have jumped 20% this year. Their average sale price is holding steady, down just 0.3%, with an average of about $2.5M. Condo sales are up too—8% more units sold, with average prices rising 1.6% to about $859,000.

So far this year, the Summit County real estate market is showing steady growth. Overall sales are up 9%, and average prices have increased by about 2%.
When you look at each town, the picture varies a bit. Breckenridge and Frisco are seeing strong activity, with sales up 17% and 33%—even though average prices in both areas have dipped about 3%. Silverthorne is the opposite: sales are down 7%, but prices are up 10%. Dillon and Keystone are both experiencing more sales, with modest changes in pricing. Copper and Park County have seen fewer sales this year, but both are showing price growth.
Across the whole county, the average sold price is about $1.5M. What’s especially interesting is the difference in price between older homes and newer builds. Properties built in 2016 or earlier are selling for an average of about $1.33M county-wide. Newer homes—built in 2017 or later—are selling for much more, averaging roughly $2.23M across the county. In Breckenridge, the difference is even more dramatic: older homes average around $1.65M, while newer ones average over $4.3M. These gaps highlight how much value buyers place on modern finishes, newer construction, and updated design.
By property type, single-family home sales are up 20%, with prices holding steady at just slightly under last year’s numbers. Condo sales are also up 8%, and average condo prices have risen about 2% to $859,000.
