
Residential sales in May experienced a moderate slowdown, declining approximately 16% compared to May 2025. Year-to-date activity is now down about 5%, while the average sold price remained relatively stable, increasing just 0.6% year over year. New construction continues to play a meaningful role in the market, accounting for roughly 20% of sales through May.
At the town level, most areas saw either flat or improved sales activity compared to last year. Breckenridge and Dillon were the only exceptions, each recording double-digit declines in closed transactions year over year. Despite softer overall volume, the $1 million to $5 million price range remained the most active segment of the market, representing 58% of all sales in the county.
Looking ahead, the market is entering its most active season. Historically, the peak sales period begins in late June and runs through mid-October, when buyer demand and listing activity typically reach their highest levels.
