The big news is that the inventory of properties for sale is up – higher than at any time in 2024 and currently resembling 2019 levels.

May sales outpaced those of 2024 by 19%, with an average sold price decline of 4%. May’s addition to the year resulted in a year-to-date increase in sales of 5% and a 4% increase in the average sold price.

A glance at the next ten days of local weather suggests that summer is already here, with beautiful days and pleasant temperatures, which typically coincides with many escaping the heat of lower altitudes to enjoy crisp mountain air – a kick-off to our local summer selling season.

Condo Statistics

The Condominium Market: Interesting or surprising, with a county-wide increase in average sold price of +1% in a flat sales year, that’s certainly interesting.

Silverthorne experienced a substantial decrease in sales (number and price) from 2024 to 2025, primarily due to 46 new construction sales in 2024. If one were to exclude those sales, Silverthorne’s sales this year would be up 8% in numbers and 3% in average sold price.

Keystone had a similar situation to Silverthorne, except that the new construction sales occurred this year, resulting in 25 new sales. If one were to exclude those sales in 2025, Keystone’s sales this year would be up 3% in numbers and up or down zero percent (flat) in average sold price.

Copper hasn’t had enough condominium sales to do a statistical comparison. But, if one would anyways, Copper’s sales would be down 44% in number and up 18% in average sold price.

Knowing the Market or Not:  As the chart shows, having a condominium priced to sell is needed more today than it has been over the past four years.
