

We are in the middle of the peak Summer Selling Season here in Summit County, Colorado!
July sales outpaced those of 2024 by 7%, with an average sold price decline of 6%. As of July 31st, sales have increased 5% as compared to 2024, and this year’s average sold price in the county is up 2.6%.
Interestingly, Summit County’s single-family home sales are up 16%, with their average sold price up slightly by 3% to $2,503,909. The condominium sales are up 4% in number and up 1% in average sold price to $861,121. Townhouse sales are down by one sale, and the average sold price is down by 2%.

Overall, the county has seen a 1% decline in average sold prices for one bedroom condos, with Silverthorne leading at a minus 11%, followed by Frisco at minus 6%, and Breckenridge at minus 4%.
If one dives in deeper.
- Silverthorne Condo sales last year & this year, several new construction closed. If one were to exclude that new construction, the average sold price would be down 3% rather than down 11%, with sales the same rather than down 7%.
- Keystone Condo sales had a large number of new construction close this year, and if one took that out, the average sold price would be flat, or plus or minus zero, rather than up by 4%, and the number of sales would be up 21% rather than up a whopping 85%.
Actvie One Bedroom Condos: Currently, there are 111 active one-bedroom condos in the county for sale, and 55 under contract. Interestingly, 151 sold in 2024; if the market remains the same, about 15 to 20 more will sell this year.

- Silverthorne Condo sales last year, a significant amount of new construction closed. If one were to exclude that new construction, the average sold price would be up 24% rather than down 4%, with sales down 14% rather than down 57%.
- Keystone Condo sales had a large number of new construction close this year, and if one took that out, the average sold price would be down 14% rather than down only 2%, and the number of sales would be up 37% rather than up a whopping 105%.
Active Two Bedroom Condos: One hundred and fifty-eight two-bedroom condos have sold so far this year, and there are eighty-seven under contract. Today, there are 233 for sale in the county.
Last year, in Summit County, 333 two-bedroom condos were sold, but this year’s sales are down 13%. If the market remains as it is, another 43 will sell yet this year.
