The Summit County real estate market kicked off 2026 with a mix of shifting prices, increased inventory, and longer marketing times — signals of a market that is continuing to rebalance after the fast pace of recent years. Here’s what the latest numbers show:

Price per square foot averaged $747, reflecting a 7% decrease compared to the prior period. While prices remain strong by historical standards, this adjustment suggests buyers are gaining a bit more negotiating room than they’ve had in recent years.

Inventory levels reached 428 properties, an 8% increase year-to-date. More available homes gives buyers greater selection and reduces some of the urgency that defined the market during peak demand periods.

Closings totaled 54, marking a 31% decline. This slower pace aligns with broader seasonal trends and changing buyer behavior as the market normalizes.

Homes are also taking longer to sell. Average days on market rose to 113, an increase of 34 days, indicating buyers are moving more deliberately and sellers may need to price strategically to attract attention.

The list-to-sale price ratio averaged 96.3%, down slightly by 0.76 percentage points. This suggests homes are still selling close to asking price, but with somewhat more negotiation than during the height of the seller’s market.

Finally, the average sales price came in at $1,193,431, a 26% decrease. This shift reflects changes in the mix of properties sold, pricing strategies, and evolving buyer demand rather than a broad market downturn.

What This Means

Overall, January’s data points toward a healthier balance between buyers and sellers. Inventory is improving, buyers have more time to evaluate options, and pricing is adjusting — all signs of a market transitioning toward greater stability.
