December 2025 Market Report

As 2025 came to a close, Summit County’s real estate market finished the year on a positive note. December sales were up 6%, helping drive a 9% increase in total sales for the year. While activity grew, prices remained steady overall, with the average sold price rising a modest 1% — a sign of a healthy, balanced market rather than an overheated one.

Single-family homes led the way in momentum. Sales in this category jumped an impressive 22% year over year, even as the average sold price dipped slightly by 1% to $2,483,764. Condominiums also saw strong demand, with sales up 15% and the average sold price inching up 1% to $852,866.

On the inventory side, available listings across Summit County remain nearly identical to this time last year, with just four more homes on the market. This steady supply, paired with rising sales, suggests continued buyer interest while giving sellers a competitive, but not overwhelming, advantage as we head into the new year.
