Residential Sales: The average sold price change ranges from +1% to +17%, depending on which town the home is located in. The number of sales changed from 2023 to 2024, ranging from -8% to +32%. The percentage of the list-to-sold price is 97% everywhere except for Frisco, and Silverthorne.
Knowing the market helps for example: In Frisco and Keystone, the increase in sales and price is driven by the new construction sales in 2024.
In Frisco: The 2024 numbers show prices up 17% and sales down 8%. Without the new construction sales, Frisco’s prices would be up 9% for ’24 versus ’23, and sales would be down 15%.
In Keystone: The 2024 numbers show prices up 8% and sales up 32%. Without the new construction sales, Keystone’s prices would be down 3% for ’24 versus ’23, and the number of sales would be up 24%.
In Breckenridge: the 2024 numbers show prices up 17% and sales up 1%. If we take out the new construction—there are a bunch of high-end new properties—Breckenridge’s sales and prices improve. For example, without the new construction sales, Breckenridge’s prices would be up 22% for ’24 versus ’23, and sales would be up 2%.
